What the customer should know

Sanding and refinishing hardwood floors can be an involved task. It requires a certain amount of skill and muscle for this involvement. One of the primary things is having access to a 220v line in order to operate our high powered equipment. This is easily accessible from the buildings circuit breaker box. In addition; all rooms that have to be sanded should be cleared of all furnishings and materials that you do not want to have acquire dust. We will block off the adjacent rooms with plastic. Once we are finished with the sanding process and before we apply the final coat of finish, we will vacuum and dust the work area as well as any other areas that may have acquired dust. As a result; you are left with an elaborate looking floor.

There has to be a determination to what type of look you would like your floor to have. There are a variety of stains and colors you can choose from.  In addition to that, is the type of finish or top coat(protection) you would prefer. This can be anything from oil base polyurethane (which is commonly used). It has more of a heavier body to it, as opposed to a water base finish, which dries faster, pretty much odorless and non –yellowing. Though the price tag for water base is steeper it just might be the choice you prefer. We apply 4 coats of water base as a rule; as opposed to 2 to 3 of the oil polyurethane. Finally, you must determine if you like gloss, semi-gloss or satin. Since this doesn’t affect the protection level of the polyurethane, either should be fine.

Regular maintenance of tile floors can be a deterrent from dirt getting trapped in the pores of the tile and causing an unclean surface.  This type of surface should  be cleaned and buffed at least once a month or even more frequently depending on what type of traffic is allowed on the surface.

We can keep your floor in tip top shape for an affordable price that will prevent you from taking more extreme measures in the long run. Example, replacing the floor or stripping and waxing it.

Once your tile floor is neglected and mopping the floor becomes futile, then we are able to restore that floor by stripping all of the old wax , dirt, rust marks and scuff marks from the floor and recoating it with 3 coats of a quality finish. This leaves  our clients pleased with a clean and bright looking floor.
